    Advertising and marketing

    We believe that first impression matters this is why we hire professional photographers to take a flattering images of your home. Our dedicated marketing team creates astonishing advertisement which it later published on leading property websites such as Rightmove, Zoopla, Primelocation and Movebubble. We proactively reach out via online newsletters and other marketing channels to find a suitable tenant.

    Accompanied Viewings

    Our agents receive professional training and qualifications. With their experience, knowledge and enthusiastic positive attitude they will present your property in a unique style making it desirable for prospective tenants.

    Full tenant referencing service

    All prospective tenants are fully referenced by an independent agency, who will check tenants right to rent, employment status, credit history and previous landlord’s reference. We use our due care and diligence in order to provide you with the best residents who will take good care of your home.

    Preparation of tenancy agreement

    We secure your interest with tailored made contract that have been drafted by solicitors. We will ensure that correct tenancy agreement is used for various types of rentals. This usually is Assured Short-hold Tenancy Agreement for an initial 12-month term.

    Tenancy Renewal*

    After a fixed term tenancy expires, we will negotiate on your behalf a fixed term extension. If for any reason a fixed term extension is unwanted, we will run the tenancy on a month to month basis following the expiration of the fixed period.

    Inventory check in / check out*

    We instruct a third-party independent inventory clerk to compose a full inventory and schedule of condition of the property prior to the tenant moving in, to records both the condition of the property, fixers and fitting and furniture. It is essential that an accurate record is taken, as this can then be used to compare the condition at the end of the tenancy should a claim against security deposit need to be made.

    Rental collection

    We recommend all landlords use our rent collection service, when our fee is not paid upfront. Rent collection allows us to deduct the monthly fee from received rent payment. You won’t pay a fee if the tenancy is terminated before the end of fixed term and property become unoccupied.

    Registration of new tenants’ utilities

    As soon as new tenants move into your home, we will arrange all utilities and council tax to be transferred onto their names, with up to date meter reading taken during the check in.

    Placement of deposit into Deposit Scheme

    We keep deposit money safe. All tenant’s deposits are registered and held with DPS; Deposit Protection Service.

    Security deposit dispute submission of documents*

    In an unlikely event of a security deposit dispute between a landlord and tenant, we will prepare and submit all documentation related to the dispute and liaise directly with DPS. So, our landlords have less hassle and paperwork.

    Serving notices to tenants

    Co-ordination of any necessary repairs or maintenance

    Property inspections*

    We know that taking care of your home is extremely important. This is why we have property inspectors, available on request, to visit your property and detail its condition with a full photographic inspection report.

    Snagging of new properties*

    Completing on your new home is exciting. However, this sometimes may be a stressful process. dpr on your behalf can attend the handover and snag the property with the developer. Should any defects be detected during the handover and snagging, we will then liaise with the developer on your behalf to resolve them.

    Rent and Legal protection*

    We are aware that the tenant’s circumstances can change for many reasons. We recommend our landlords variety of warranty polices which will provide them with peace of mind and suits their budgets. dpr as a policy holder will represent the landlord’s interest and fulfill all the obligations and procedures.
